Yes. Every EU, EEA or Swiss citizen needs a NIE to buy or inherit property, open an account or file Form 210, even without living in Spain. You apply with form EX-15 and the 790-012 fee, by appointment in Spain, at a Spanish consulate or through a representative with power of attorney. It never expires and needs no padrón registration.

Frequently asked questions
I am an EU citizen and will not live in Spain. Do I need a NIE?
Yes.
Without every buyer's NIE the Land Registry will not register the deed (art. 254.2 of the Ley Hipotecaria). For tax, anyone who does not yet have a NIE can file Form 210 with a provisional NIF beginning with M (art. 20.2 of Royal Decree 1065/2007), but they are still required to obtain the NIE and report it within two months.
EX-15 or EX-18?
EX-15 if you are not moving here; EX-18 only if you are staying more than three months.
The EX-18 is the EU registration certificate and already contains your NIE. We prepare whichever applies to you.
How long does it take?
The law allows five days once the application is registered; the appointment is the slow part.
Many offices hand over the certificate the same day. Availability varies by office and by week: we do not promise a date, we book it for you and check several offices.
Do I have to travel to Spain?
Not necessarily.
The Spanish consulate in your country works, or a representative with a notarised power of attorney that expressly covers the NIE, apostilled if granted outside Spain. We tell you which route fits.

Every buyer or heir needs their own, including a spouse who will never live in Spain. One service per person.
Do I need to be on the padrón?
No.
The rules do not require padrón registration: you only have to show an economic, professional or social interest, for example the deposit contract or the inheritance.
Do you charge VAT?
Yes, 21% on the service price.
The price on the card excludes VAT; 21% is added at checkout for every client, resident in Spain or not. The official fee is already included.
What if I picked the wrong service, or want to cancel?
We switch you to the right service; full refund while we have not started.
If you are not an EU, EEA or Swiss citizen, we handle it as a non-EU NIE. Full refund while we have not started. If we have started and you withdraw within 14 days, we deduct the proportional part of the service already provided (arts. 103.a and 108.3 TRLGDCU); once it has been fully performed, withdrawal no longer applies.
